The Issue

The homeowner in Swords contacted MJ Roofing & More after noticing brown staining and active dripping on the ceiling of their rear extension following a period of heavy rainfall in North Dublin. On arrival, our team carried out a full flat roof inspection and identified several problems:
  • Ageing bituminous felt with multiple cracks and blisters along the lap joints
  • Previous patch repairs that had lifted at the edges, allowing water to track underneath
  • Standing water (ponding) in one section of the roof due to inadequate falls towards the outlet
  • A partially blocked rainwater outlet preventing proper drainage during heavy rain
  • Cracking and separation at the upstand where the flat roof meets the main building wall
  • Internal ceiling staining and softening of plasterboard directly below the worst-affected are
Left unaddressed, the continued water ingress would have caused timber rot in the deck, saturation of the insulation and eventual ceiling collapse. Similar symptoms — discolouration, sagging or a musty smell in a flat-roof room — usually point to a failed membrane or drainage issue rather than condensation, and warrant a professional roof inspection before damage spreads.

Outcome

The flat roof was left fully watertight, with the cold-applied liquid waterproofing system bonded seamlessly across the entire surface and over all upstands. Drainage was restored, falls were corrected so water now runs cleanly to the outlet, and every weak point was reinforced. A written summary of the works was provided to the homeowner along with notes on areas to monitor during routine roof maintenance checks. The interior ceiling can now be redecorated once the existing damp has fully dried out.
