Trapped moisture or air under membrane surface

Wear on Walk Paths

Foot traffic causing membrane deterioration in high-use areas

Wind uplift, debris impact or extreme weather damage

Flat Roof Options: What's Right for Your Roof?

The best approach depends on your roof’s condition, substrate, drainage and how it’s used.

Targeted Repairs

Best for: Localised damage or isolated leaks
Cost-effective when the issue is limited to specific areas and the rest of the roof is sound.

Liquid Waterproofing

Best for: Refurbishment over existing membrane
Seamless coating applied over suitable substrates. Good for certain refurbishment scenarios.

GRP Fibreglass Roofing

Best for: New installations on domestic roofs
Durable, long-lasting system ideal for extensions, garages and suitable flat roof applications.

Full Renewal/Replacement

Best for: Multiple failures or end of lifespan
Complete new membrane when repairs aren’t viable or the roof has widespread deterioration.

Choosing the right flat roof solution starts with a proper inspection. We need to assess the existing membrane condition, substrate suitability, drainage adequacy (falls and outlets), roof access, and how the roof is used (foot traffic, plant equipment, etc.). Only then can we recommend what makes sense.

For example, liquid waterproofing systems work well over certain existing membranes in good structural condition, but they’re not suitable for every roof — substrate compatibility, surface preparation and drainage are all factors. Similarly, GRP fibreglass is an excellent long-term solution for many domestic flat roofs, but it requires proper substrate preparation and isn’t always the right fit for every application.

If a roof has multiple leaks, widespread membrane failure, or poor drainage causing chronic ponding, a targeted repair may only be a temporary fix — in these cases, a full renewal might be more cost-effective long-term. We’ll always give you honest advice on what your roof needs, not what’s most expensive. If a simple repair will solve the problem, we’ll tell you that. If refurbishment or renewal makes more sense, we’ll explain why.

Frequently Asked Questions

What causes flat roofs to leak?
Common causes include ponding water (poor drainage), split seams or joints, failed edge details or flashing, blocked outlets, membrane wear from foot traffic or UV exposure, and damage from storms or debris. Sometimes it’s a combination of factors — that’s why a proper inspection is important to identify the root cause rather than just patching symptoms.
In many cases, yes. If the damage is localised and the rest of the membrane is in reasonable condition, a targeted repair is usually the most cost-effective solution. However, if the roof has multiple leaks, widespread membrane failure, or chronic drainage issues causing repeated problems, a full renewal or refurbishment may be more sensible long-term. We’ll assess your roof and advise honestly on what makes sense.
There’s no single ‘best’ option — it depends on your roof’s substrate, condition, drainage, how it’s used, and budget. Liquid waterproofing works well for certain refurbishment scenarios over suitable existing membranes. GRP fibreglass is a durable option for domestic flat roofs when properly installed. Traditional felt systems or EPDM rubber may also be appropriate. We’ll inspect your roof and recommend what’s suitable for your specific situation.

Yes, rooflight and skylight leaks are common flat roof issues. They’re often caused by perished seals, failed flashing, or poor installation around the opening. We can assess the cause and either repair the existing unit (reseal, replace flashing) or recommend replacement if the rooflight itself is damaged or beyond repair. See our Skylight Installation & Repair service for more details.

Yes, drainage assessment is a standard part of our flat roof inspections. Blocked outlets or inadequate falls are among the most common causes of flat roof problems. We’ll check that outlets are clear, assess whether the roof has proper falls for drainage, and look for ponding water that may be accelerating membrane wear. If drainage is part of the problem, we’ll explain what needs fixing.

Yes, you’ll always get a clear written quote before work starts, explaining what needs doing and what it will cost. For landlords, property managers, or anyone needing records for insurance or documentation, we can also provide photos of the issue before/after repair and a brief written summary of the work carried out. Just let us know what level of detail you need when we quote.
Yes, we carry full public liability insurance for all flat roofing work, including repairs, waterproofing and full installations. This protects your property while we work. You can ask to see our insurance documentation at any time.
It depends on the extent and nature of the problems. If you have one or two isolated leaks and the rest of the roof is sound, a repair is usually enough. If you have recurring leaks in multiple areas, widespread membrane wear, or if the roof is very old and patching is only buying short-term relief, a refurbishment (such as overcoating with liquid waterproofing) or full renewal may be more cost-effective long-term. We’ll inspect the roof, explain what we find, and give you honest advice on the best approach.
