What We Did

The Issue

The homeowner in Lucan contacted MJ Roofing & More after noticing signs of water ingress during periods of heavy rain. The leak appeared to be coming from the valley area where two slate roof slopes meet. On inspection, our team found that the existing valley detail had deteriorated and was no longer directing rainwater away from the roof correctly. Roof valleys are one of the highest-risk areas on a property because they collect large volumes of water from two roof slopes. Any failure in the valley lining, slate cuts or supporting battens can quickly lead to leaks. The inspection identified several issues:
  • The existing valley lining had reached the end of its serviceable life
  • Slates around the valley were allowing water to track beneath the roof covering
  • The underlay and battens beneath the valley area required renewal
  • The roof valley had become vulnerable to leaks during heavy rainfall
  • Moss and debris on the slate roof were increasing water retention around the affected area
  • Previous weathering had left the valley junction less secure than required
If left unresolved, a leaking roof valley can allow water into the roof space, damaging insulation, ceilings, rafters and internal plasterwork. A professional roof valley repair was therefore required to restore the correct drainage route and prevent further moisture penetration.

Outcome

The damaged valley area was fully opened, repaired and reinstated using new lead valley sections, breathable membrane, treated battens and replacement slate detailing. The slate roof was carefully finished on both sides of the valley to ensure rainwater now flows correctly into the drainage channel. The repair restored the roof’s weather protection and significantly reduced the risk of further leaks in this vulnerable section. The homeowner was also advised to arrange periodic roof maintenance checks to keep the valley clear of moss, leaves and debris.
