The Issue

The homeowner on Church Terrace in Dublin 7 contacted MJ Roofing & More after concerns were raised about the condition of the chimney stack. The property is a period terraced home, and the chimney had suffered from long-term weather exposure, ageing mortar and deterioration around the flaunching. On inspection, our team identified several defects:

  • Deteriorated mortar joints caused by years of rain and frost exposure
  • Failed cement flaunching around several chimney pots
  • Open joints where water could enter the chimney structure
  • Older chimney pots requiring careful reinstatement and protection
  • Surrounding flashing and roof junctions needing inspection for possible water ingress
  • Loose debris and unstable materials around the top of the stack
A chimney stack in poor condition can allow rainwater to enter through cracked flaunching, open mortar joints or failing flashing. Over time, this can lead to damp patches, staining, internal chimney breast damage and further instability of the brickwork. On older Dublin properties, chimney repairs are especially important because many stacks have been exposed to decades of weathering and may require careful restoration rather than a simple surface patch.

Outcome

The chimney stack was repaired and made safe, with defective brickwork removed, the chimney head rebuilt where required, and fresh cement flaunching installed around the pots. New chimney cowls were fitted to help protect the open pots from rain entry, birds and debris. The finished chimney is now more secure, weather-resistant and visually improved while still retaining the character of the period property. The surrounding roof area was checked, and the homeowner was advised to monitor the chimney and flashing as part of routine roof maintenance.
