The Issue

The homeowner in Rathmines contacted MJ Roofing & More after noticing water overflowing from the guttering during heavy rainfall. The property is an older Dublin terraced home with a slate roof, chimney stacks, roof windows and several roof junctions where water needs to be correctly directed away from the building. During our roof inspection, we identified several issues affecting the roofline and drainage system:
  • Moss and vegetation had built up along the slate roof and gutter edge
  • Sections of guttering were holding water and not draining correctly
  • Debris had collected around the lower roof valley and adjoining roof surfaces
  • Some downpipe outlets required clearing to restore proper flow
  • Older flashing details around the wall and chimney areas needed checking for possible water tracking
  • The slate roof edges showed signs of weathering and required localised roof maintenance
If left unresolved, blocked or poorly aligned gutters can cause water to back up under the roof edge, stain external brickwork, damage timber roofline sections and increase the risk of damp inside the property. On older Dublin homes, regular roof maintenance and gutter cleaning are especially important because small drainage problems can quickly affect chimneys, valleys, flashing and internal roof timbers.

Outcome

The roofline was left clean, secure and draining correctly, with the gutters and downpipes restored to proper working condition. Moss and loose debris were removed from the affected areas, and the roof was checked for visible signs of water ingress around the slate edges, chimney flashing and lower roof junctions. The homeowner was advised to keep the gutters and roof valleys checked regularly, particularly after autumn leaf fall and periods of heavy rain. The completed work helped reduce the risk of overflowing gutters, blocked downpipes and water damage to the roof structure.
